As the executor of a deceased estate with no previous exposure to the property market, I first heard of Bernadette and Harbourline from the neighbor who kept us company during one of the many tedious sessions that my wife and I spent sifting through the sediment of her late uncle’s past six decades at his former residence. It was not for another good couple of weeks that I met Bernadette face to face but then I was immediately sold. She presented her marketing proposal at that time and it was strong: more open days per week and on top of that the availability of private inspections (becoming a
24/7 on-site duty for her); a diverse and nuanced range of advertising channels – facts and figures that the beneficiaries of a will generally care about.
However important, it was not these facts and figures only that sold me on her – it was mostly the intangibles when the presentation turned to a spontaneous real estate 101. She addressed all our concerns, both explicit and implied. She anticipated what we had not even communicated, in plain English free of jargon, legalese, sales spiel or cliches. My expectation that potential buyers would find this attitude equally engaging turned out to be correct. The sales campaign was up and running within two days and as it unfolded, Bernadette shared with me her valuable insight on a daily basis, in addition to routine updates on facts, figures, events and trends. The fact that Harbourline are confident and effective users of information and communication technology, with their website always up to date and thoughtfully presented, must have also been influential.
All in all, a spectacular number of sales contracts were handed out during the campaign, on auction day we had a spectacular number of registered bidders, and the sale price was spectacular as well.
With the notable exception of Mark the auctioneer, who is even more visible and audible than a gifted and high achieving auctioneer is expected to be, Bernadette’s support staff remained largely invisible throughout the lifetime of the project. Evidenced by the smooth and precise running of the operation, they know exactly what they are doing, hence deserve here an honourable mention.
I can only conclude in Hollywood style with the assertion made by the new owner after the contracts were exchanged on auction day: when the buyer and the vendor are both smiling, that’s a good sale.
