Presentation

  • Advising on how to best present your property for marketing and photography in regards furnishings and lighting, with garden and outdoor areas well presented.
  • Minimising and putting away items such as toys, garden hoses etc. for ‘open for inspection’ times.
  • Promoting your property to prospective tenants.

Inspections

  • Organising open for inspection times that suits the owner and the tenant.
  • Conducting and supervising prospective tenant inspections.
  • Being available to show prospective tenants the property after hours or on Sundays.

Selection

Selecting the appropriate tenants to rent your property by comprehensive screening, such as:

  • Rental references with current or past property managers to ascertain their suitability and good record of rental payment, on time and the care and condition of the property that they rent.
  • Employment references are done with their current employer to confirm salary and length of employment.
  • If self employed, copies of their tax returns are taken and confirmed with their accountant.
  • Personal references are followed up checked thoroughly.

Lease Documentation

  • Negotiating rental contracts and organising the lease and bond lodgement.
  • Once we have found a suitable tenant, a Tenancy Agreement is drawn up and signed along with the first weeks rent taken as a holding deposit.
  • The Bond monies are secured and lodged with the Rental Bond Board.

Legal Requirements

  • Harbourline Real Estate will ensure compliance with all Government laws and regulations relating to your property.

Insurances

  • It is important that your investment property be fully insured. Making sure that your policies are up to date and the property insured for the current cost of replacement as well as public liability.
